A city of 8,000 feddans, not a compound

Madinaty is a Talaat Moustafa city east of New Cairo, off the Suez Road, built on 8,000 feddans with a master plan for around 120,000 homes. It is bigger than people expect before they drive it, and the district letter on a unit — B6, B12 — tells you more about what you are buying than the floor plan does.

The B number is the first thing we ask about a unit here, because it tells us the age of the building and the state of the street outside it. That is where a valuation in Madinaty starts.

Who built Madinaty

Madinaty is developed by the Arab Company for Projects and Urban Development, a subsidiary of the EGX-listed Talaat Moustafa Group.

The scale of Madinaty

Madinaty is a full city rather than a conventional compound: it covers 8,000 feddans, roughly 33.6 million square metres, and its master plan targets about 120,000 housing units and around 700,000 residents at full build-out.

How Madinaty is laid out

Construction of Madinaty started in 2006, the first phase was delivered in 2013, and handover of later phases has continued since.

The master plan was drawn up by American design firms, with HHCP Design International as master planner and SWA Group as landscape architects.

Madinaty's residential districts are known by the letter B followed by a number; the lower numbers are the earliest districts built and the higher numbers the newest.

Each residential zone has its own service centre, and the zones are provided with basic day-to-day amenities including a supermarket, a mosque, an outpatient clinic and a park.

Madinaty is monitored by a CCTV system covering the city with security services available 24 hours a day, and a dedicated City Hall handles the management, operation and maintenance of the residential and service districts.

Privado is an exclusive residential community of 276 feddans located inside Madinaty and designed by the American firm Perkins Eastman.

The Spine is a planned mixed-use corridor of about 2.4 million square metres of land running roughly 5 kilometres through Madinaty; it has been approved by the Egyptian Cabinet as an investment zone and is not yet built.

Living in Madinaty

Central Park in Madinaty is an open recreation area of about 35 feddans with restaurants, cafes, food trucks and a panoramic gym.

Getting in and out of Madinaty

Madinaty sits on the Cairo-Suez Desert Road, a highway of roughly 106 km that starts at its junction with the Greater Cairo Ring Road and runs east past New Cairo, El Shorouk, Badr and the New Administrative Capital to the entrance of Suez.

Madinaty is not on the Ring Road itself, so the drive toward Cairo runs west along the Cairo-Suez Road to the point where it meets the Ring Road.

The stretch of the Cairo-Suez Road serving Madinaty lies between the Greater Cairo Ring Road and the Regional Ring Road, a section the state has widened and upgraded as a single road project.

At km 38 of the Cairo-Suez Road, the Talaat Moustafa flyover — about 980 metres long with roughly 6 km of connecting loops — carries movement between Madinaty, El Shorouk, Cairo and Suez without traffic crossing the highway at grade.

The Middle Ring Road, the orbital between the Greater Cairo Ring Road and the Regional Ring Road, is named by the Egyptian state as serving Madinaty, and its first phase runs about 22 km linking the Cairo-Suez Road to the Cairo-Ain Sokhna Road.

The Regional Ring Road, the outermost of Greater Cairo's orbitals, crosses the Cairo-Suez Road east of Madinaty, allowing movement north or south without entering Cairo.

The New Administrative Capital lies south-east of Madinaty, with Madinaty, El Shorouk and Badr forming the belt of cities along its northern side and the Cairo-Suez Road running along that northern edge.

Talaat Moustafa Group operates a bus fleet out of Madinaty, with internal routes between the city's districts and external routes to Heliopolis, Nasr City, Al Rehab and the New Administrative Capital.

No metro or monorail station serves Madinaty; the East Nile monorail line runs between Nasr City and the New Administrative Capital and does not stop in the city.
